STANZA at Fairy Lake

Own Your Home. Shape Your Community: How STANZA Is Being Designed

Most new communities are introduced after many of the important decisions have already been made.

STANZA at Fairy Lake

The residences are designed.

The amenities are selected.

The programming is planned.

The offering is packaged.

And then people are asked whether they want to buy into it.

At STANZA at Fairy Lake, we're exploring a different approach.

We have a vision for the kind of community STANZA could become.

But before every detail is finalized, we're asking another question:

What if the people who may eventually live here had a voice in shaping it?

Start With Something Familiar: A Home of Your Own

At the centre of STANZA is a simple idea:

Own your home.

STANZA Residences are being envisioned as privately owned, single level residences designed around independent living.

Your home is your own space.

Your own routines.

Your own privacy.

Your own place for family and friends.

But outside your front door is where we're exploring something broader.

What if ownership could exist within a community intentionally designed around wellness, movement, connection and belonging?

That's where STANZA begins to become something different.

A Community Should Reflect the People Who Live There

Developers can make assumptions about what people want.

We can create lists of amenities.

We can design beautiful common spaces.

We can build wellness programs and social calendars.

But none of that guarantees people will actually use them.

So before finalizing the STANZA experience, we want to understand what matters to the people who may one day call it home.

Would you rather have more indoor amenities or stronger connections to the outdoors?

Would you use organized programming or prefer spaces where social interaction happens naturally?

How important is wellness?

Fitness?

Dining?

Trails?

Gardens?

Learning?

Arts and culture?

What would you use every week?

And what sounds good on paper but probably wouldn't become part of your life?

Those answers can help us make better decisions.

Your input won't determine every decision.

But it can help us understand which decisions matter most.

Four Ideas. Your Perspective.

We think about STANZA through four simple ideas:

LIVE WELL · STAY WELL · MOVE WELL · CONNECT WELL

These aren't intended to be just words on a page.

They're a framework for thinking about how the community could support everyday life.

And during this discovery stage, they also give us a way to ask better questions.

What does living well mean to you?

What would help you stay well?

How do you want to keep moving?

What creates genuine connection?

The answers won't be the same for everyone.

That's exactly why we're asking.

LIVE WELL: What Should Home Feel Like?

The residence itself is only the beginning.

We're thinking about how STANZA could make everyday life simpler, more comfortable and more enjoyable.

That includes the homes, but also the environment around them.

Where do people gather?

Where can family visit?

Where can you have coffee outside?

Where can you find privacy?

How easy is it to move through the community?

What makes everyday life feel effortless?

These aren't simply architectural questions.

They're lifestyle questions.

And the people who may eventually live here can help us answer them.

STAY WELL: What Kind of Wellness Actually Matters?

Wellness is an important part of the STANZA vision.

But we're deliberately avoiding the assumption that wellness means the same thing to everyone.

We're exploring possibilities around preventative wellness, mobility, rehabilitation, physiotherapy, health education and access to wellness professionals.

But which of those would people actually value?

Which would they use?

Which should be conveniently available?

And which aren't important enough to become part of the community?

The goal isn't to make healthcare the identity of STANZA.

The goal is to make staying well easier while you continue living your life.

MOVE WELL: Let Muskoka Do Some of the Work

STANZA is being envisioned at Fairy Lake in Huntsville.

That matters.

Movement here doesn't have to happen entirely inside a fitness centre.

It can happen on a trail.

On the water.

Walking through the community.

Gardening.

Cycling.

Golfing.

Paddling.

Or simply spending more time outside.

We're exploring how STANZA can make movement a natural part of everyday life rather than something that always needs to be scheduled.

And we're asking what kinds of spaces, activities and experiences would actually help people keep moving.

CONNECT WELL: Community Without Obligation

Connection is one of the most important ideas behind STANZA.

But community shouldn't mean being told when or how to socialize.

Some people love organized events.

Others prefer a spontaneous dinner with neighbours.

Some want activities throughout the week.

Others simply want a great place to have coffee where they might run into someone they know.

STANZA is exploring how architecture, shared spaces, experiences and programming could make connection easier without making participation feel mandatory.

Privacy when you want it. Connection when you choose it.

That's the balance we're interested in creating.

Ownership + Belonging

This is where the broader STANZA idea begins to come together.

We're exploring a model built around two complementary ideas:

Ownership and membership.

Ownership gives you your home.

Membership could connect you to the broader STANZA experience: shared spaces, wellness resources, activities, experiences and community.

Exactly what that membership includes has not been finalized.

That's intentional.

Before deciding what residents should pay for, we want to understand what they would actually value.

The goal isn't to create more amenities.

It's to create more value in everyday life.

The Summit Is Here. What Should Come Next?

Fairy Lake already has a residential story.

The Summit represents the first residential chapter.

STANZA Residences are being envisioned as what comes next.

But rather than simply repeating what has already been created, STANZA gives us an opportunity to ask what the next chapter at Fairy Lake should become.

The Summit showed what could be created at Fairy Lake. STANZA asks what the next chapter should become.

That is why this discovery stage matters.

Why Ask Now?

Because there is a moment in every development when listening can still influence what comes next.

This is that moment for STANZA.

We're not asking people to design the buildings for us.

We're asking something much more useful:

Tell us how you want to live.

What matters?

What doesn't?

What would improve your everyday life?

What would make you feel connected?

What would help you stay active?

What would make membership valuable?

What would make Fairy Lake feel like home?

Those answers can help inform the decisions that follow.

Shaped by You

STANZA already has a vision:

LIVE WELL · STAY WELL · MOVE WELL · CONNECT WELL

What we're discovering now is how those ideas should come to life.

That's why this stage isn't simply about building an interest list.

It's about listening.

Learning.

Testing assumptions.

And understanding the people who may eventually become part of the community.

Because the opportunity isn't simply to create residences and then find people to buy them.

It's to understand how people want to live and use those insights to help create a better place to call home.
